Between buying land and pouring a footer sits a pile of dirt work that has to happen in the right order: access first, clearing, rough grade, utilities in the ground, pad up, drainage handled. When those are separate contractors, the schedule dies in the handoffs. We do the whole scope, so raw ground becomes a build-ready site on one plan.

  • Construction access & driveway — stone in early so trucks don't destroy the site all build long.
  • Clearing and grubbing — trees, stumps, brush, and old structures off the footprint.
  • Rough grading & drainage — shaping the site so it works dry all construction season.
  • Building pad — cut, fill, compaction, laser grade.
  • Utility trenching — water, electric, and comms from the road or well to the site.
  • Septic system — designed, permitted, and installed alongside the rest.
  • Erosion control — silt fence and entrances where the county requires them.

Building in the county? Sequence is everything

Rural builds fail on sequence: septic areas get compacted by delivery trucks, wells get drilled where the barn should go, driveways go in last across finished yards. We plan the site as a whole — septic field protected from day one, utilities routed once, access placed where it serves the finished property — because we're thinking about the last day of the project on the first.

We pull the permits on most jobs — these links show where each county's rules live for the approvals this kind of work usually touches. Exact requirements depend on the parcel, and utility taps and other approvals can be separate from these permits.

Inside city or town limits, municipal rules often replace or add to these county resources — several towns run their own building, driveway, and stormwater programs. Check your address to see the exact authority and contacts for your parcel.

Statewide: the IDEM Construction Stormwater General Permit (CSGP) applies to any site disturbing an acre or more — or less than an acre when the work is part of a larger common plan of development.

What should be done first on a raw lot?+

Access. A stoned construction entrance and drive keeps every truck after it from rutting the site. Then clearing, rough grade and drainage, utilities, and pad — with the septic area flagged and protected before anything heavy drives across it.

Do you work with builders or just homeowners?+

Both. Builders hand us the dirt phase and get a pad-ready site on schedule; owner-builders get a partner who sequences the site correctly and coordinates with the well driller, electrician, and county. Either way there is one call for everything in the ground.

Can you help evaluate a lot before I buy it?+

Yes — and it is the cheapest insurance in home building. Before you close, we can walk the parcel and flag septic feasibility, drainage problems, driveway costs, and dirt-moving surprises. An hour on site can save you from buying an expensive problem.
